Mtatsminda Panorama: A New Residential Project in Tbilisi’s Historic Centre

The five-storey development on Polikarpe Kakabadze Street is located approximately 400 metres from Rustaveli Avenue. The project will comprise 21 apartments, three commercial units and 25 underground parking spaces, with the first residents scheduled to move in during spring 2027.

Mtatsminda is one of the areas of Tbilisi where opportunities for new residential development are limited. Its historic urban fabric, steep terrain and scarcity of undeveloped plots leave relatively little room for new construction.

Mtatsminda Panorama is now taking shape in this setting. Located on Polikarpe Kakabadze Street, the five-storey residential project will contain a total of 21 apartments.

Location

The development sits approximately 500 metres above sea level. Rustaveli Avenue is around 400 metres away, while the lower station of the Tbilisi Funicular is approximately 500 metres from the property.

According to the project, Freedom Square is around a three to four-minute drive away.

The location places Rustaveli Avenue, the funicular and much of Tbilisi’s historic centre within a short distance of the development.

21 apartments and shared amenities

The residential component of Mtatsminda Panorama is limited to 21 apartments. The project will also include three commercial units and 25 underground parking spaces, with charging facilities for electric vehicles.

Resident amenities will include an indoor swimming pool, a gym, a concierge lobby, a landscaped inner courtyard and a dedicated children’s play area.

The development will also provide 24-hour security and video monitoring.

Views and natural light

According to the project materials, the building offers 360-degree views towards Old Tbilisi, the historic centre and Mtatsminda.

Floor-to-ceiling glazing is a prominent element of the architectural design. The large glazed surfaces are intended to increase natural light within the interiors while opening the living spaces towards the surrounding cityscape.

Materials and energy efficiency

The building uses ISO-block for its walls, together with aluminium glazing systems fitted with Saint-Gobain energy-saving glass.

Natural stone, decorative panels and shutters form part of the facade treatment.

According to the developer, the construction and engineering solutions used in the project are designed to improve energy efficiency by up to 40%.

Construction progress

Construction is currently under way. Glazing installation is in progress alongside plumbing and electrical works.

The first residents are scheduled to move in during spring 2027.

Mtatsminda Panorama is planned as a single-phase development. Its 21 apartments represent the full residential inventory, and no second phase is planned.
